Structure Exterior

Many conditions prevent the visual observation of the exterior walls, siding, trim, doors, windows, and utilities, including, but not limited to, vegetation, exterior storage, and parked vehicles. I do not prune, trim, or damage the property owner’s landscaping and vegetation, and I will not move exterior storage or vehicles. I’m not a professional mover or driver.

Some exterior lights might have been operated by interior switches, might have been connected to motion detectors, or might have been on automatic timers or darkness sensors. Some utilities or utility components might not have been visible due to vegetation, exterior storage, or other conditions.

Note that under Georgia law, I perform only a visual inspection for wood rot and infestation by wood-destroying pests and organisms, and I refer to them as such. Destructive testing to determine the presence of such pests and organisms is reserved to licensed pest control companies and is not within the scope of the property inspection. If I see evidence of moisture intrusion or pest infestation, I will note it, but your licensed pest control professional is authorized by law to do a much more extensive inspection than I am allowed to do. So do not use your property inspection report as a substitute for an inspection by a licensed pest control professional. Please review your pest control report for greater detail concerning the presence or absence of wood-destroying pests and organisms.

Also be aware that I am familiar with some companies that don’t provide what I consider a thorough pest inspection. For obvious reasons, I cannot name those companies here. In my professional career in real estate, I have been able to determine that, generally, you want a pest control company with the word “pest” in its name, such as ABC Pest Control. If that word is not there, many companies will not inspect for nests and infestations by rodents, birds, raccoons, snakes, skunks, etc., many of which commonly inhabit areas around our homes and sometimes gain access into the attic and the foundation crawl space.
