Property Inspection Standards
The property inspection industry is relatively young. The National Association of Certified Home Inspectors (NACHI), currently the largest national association with about 10,000 members, is the trade association that I participate most actively simply because of its sheer size. I don’t know it all, so if I have any question about anything related to property inspections or real estate, I can post the question (with pictures, if necessary) on the NACHI message board and have answers within hours, many time within minutes.
While each trade association offers many of the same benefits, Code of Ethics, and Standards of Practice, which list the items to be inspected and any exclusions, the quality of any inspection comes from the knowledge, skill, and effort that the inspector puts into the inspection. I document my findings in an Internet-based, interactive report with color-coded text and pictures that are site-specific to each property. Some of my recommendations will relate to homeowner safety and regular home maintenance, and some will concern improvements or upgrades (without stating them as such). All are intended to give you a better understanding of the condition of your home and how to be safe in it.
Sometimes I have to defer to State of Georgia law and recommend further evaluation by licensed specialists or experts, such as electricians, plumbers, roofing contractors, pest control professionals, and civil engineers (structure, soils, or geotechnical). However, property inspection standards of practice typically allow me to offer opinions or evaluations on subjects with which I am sufficiently familiar and experienced, so I recommend specialists under Georgia law when I deem it necessary and in your best interest.
The State of Georgia does not license or regulate home inspectors, so the only assurance that you have that your inspector is qualified to do a good, thorough job for you is his membership in the various trade and business associations. However, belonging to those associations is not cheap, so many home inspectors here in Atlanta do not belong to them. You’ll also find that a great many home inspectors do not carry appropriate business insurance. As a full-time, professional home inspectors, I belong to many business and trade associations, and I carry appropriate business insurance.
