Q. What is a Home Inspection?
A home inspection is a visual assessment of a property including major mechanical and electrical systems performed by a trained professional inspector in accordance with industry standards. Some of the items typically inspected are: plumbing, electrical, grading, roofing, siding, windows and doors, HVAC systems, the foundation and much more. A written explanation of the current condition of the property is provided at the conclusion of the inspection.
Q. Why do I need a Home Inspection?
A home inspection provides you with an unbiased, objective written assessment of the property you are about to sell or purchase, including safety concerns. This puts you in the best position to make a decision regarding your investment. If you're a seller, a pre-listing inspection gives you a blueprint to maintenance items you might want to repair prior to sale. Showing perspective buyers the inspection, and what items were fixed, gives them added confidence in the quality and care you've taken in your home. Home buyers use a home inspection to gather additional information about the property. Understanding the condition of a property can provide peace of mind for both buyers and sellers.
Q. When should I schedule the Inspector?
If you’re a buyer, you should schedule an inspection as soon as you have a signed contract in place and before closing. If you are selling a property, consider a pre-listing inspection before putting the home on the market. This will give you time to consider making any necessary repairs to boost buyer confidence and help your home rise above the nearby competition.
Q. How long does a comprehensive visual Home Inspection take?
You can expect an average of three hours. Some homes can take as long as 4, 5 and 6 hours or even more. The age and how well the home was maintained both determine how long the Home Inspection will take. Older homes that have not been well maintained will take longer than newer homes. Regardless, we'll be there until the Home Inspection it's completed.

A home inspection is limited to a visual inspection of the home’s components and systems. Inspectors do not do damage to walls or ceilings, use invasive tools or disturb personal property. Problems that cannot be seen during the extensive walkthrough of the property are not within the scope of a standard home inspection.
Q. Should I be present when the visual Home Inspection takes place?
Absolutely! Upscale Home Inspections strongly encourages you and your spouse/partner to attend the Home Inspection. When the Home Inspection is complete the inspector will go over the findings and will be more than happy to address any questions, issues or concerns you may have.
Q. When can I expect the complete visual Home Inspection report?
Normally, our Home Inspection reports are delivered within 24 to 48 hours. However, it is the policy of our company to provide a quick oral briefing of the items found after the visual inspection is completed.
Q. Can a Home Inspection fail?
No. There is no such thing as a perfect house, even with newer homes. All homes have areas of concern but everything can be repaired. It’s our job to point out if any issues are found during the visual Home Inspection, and then inform you so you can make an informed decision.
Q. Will you tell me whether or not I should buy the home?
No. As professional and certified Home Inspector, Upscale Home Inspections must adhere to InterNACHI Standards of Practice. Our job is to point out areas of concern as well as strong points of the home. A fair and unbiased inspection is the result. The decision of whether to buy or not the property is strictly up to you.
Q. Who pays for the repairs that you find in your report?
This is beyond the scope of a home inspector. We will offer no opinion or advice in this matter. To remain objective and avoid a possible conflict of interest we do not involve ourselves in any aspect of the property purchase decision.
Q. When are you able to perform a Home Inspection?
Due to the busy schedules of Realtors, clients, sellers and buyers, Upscale Home Inspections is available 7 days a week. Keep in mind that Home Inspections do need to be performed during daylight hours.
Q. What is the fee for a comprehensive visual Home Inspector?
The fees for a Home Inspection, depends on a number of factors. Factors to consider are: Type of inspection required, size, age, components of the home, location of the home, and whether it has a raised foundation or slab.
