A Word About Prices

Buying a home is probably the single most expensive investment you will ever make.  When your hire an inspector your are hiring a building consultant. You want a consultant that not only has extensive qualifications on all aspects of the building/home your are purchasing but also the ability to know what he doesn’t know and where to find out. This come with experience. After you buy and move into your new home is not the time to find out you received a poor inspection. This can become a nightmare.

When pricing a Home Inspector, of course price will be a consideration, however, don’t let price be your main consideration. The Inspector's qualifications should be your main consideration. Years of experience has a cost. Continuing education and certifications have a cost. Professional insurance, quality professional tools, professional reporting systems all have a cost.  The time to do a quality inspection, usually 2 to 4 hours, has a cost. The time to write a quality report, usually 1 to 2 hours, has a cost. The lowest priced inspector may be lacking in some of these areas. Be sure quality and experience are your first priority when selecting your inspector.

I do offer a “Budget Inspection” that is typical of what the inexpensive inspectors offer. However, I do not recommend the “Budget Inspection” to most buyers. It is best used by experienced investors and/or handymen who know the ins and outs of home construction and repairs. My “Basic and Standard Inspections” are much more informative and more suitable for the typical home buyer. High end homes, over one million, with more complex systems will probably want to consider my “Premium or Tech Inspections.”

Before making an offer on a property, buyers should take into account the cost of a home inspection. Factors that affect home inspection price include property size, location, type of inspection, etc. The average "Basic or Standard Home Inspection" will cost between $250 and $500.
